Two membranes, one verdict
EPDM and TPO are the two dominant single-ply membranes for Buffalo's flat and low-slope commercial roofs. EPDM is a black synthetic rubber known for cold-weather flexibility and a 25 to 40 year service life; TPO is a white, heat-reflective thermoplastic with hot-air-welded seams. Both perform in a snowbelt when correctly specified and installed.
EPDM and TPO are the two most common single-ply membranes installed on flat and low-slope commercial roofs across Buffalo and Western New York. EPDM, short for ethylene propylene diene monomer, is a black synthetic rubber sheet, typically 45 to 90 mils thick, valued for its elasticity and cold-weather flexibility. TPO, short for thermoplastic polyolefin, is a white or light-grey plastic-based sheet whose overlapping seams are fused with hot air rather than glued. Both are lightweight, cover large roof areas in wide rolls, and carry manufacturer warranties, but they age, seam, and reflect heat in different ways that matter in a snowbelt city.
Membrane choice matters more in Buffalo than in milder regions because the roof endures heavy snow load and repeated freeze-thaw cycling. According to the National Weather Service in Buffalo, the city averages roughly 85 to 95 inches of snow per year, and the snowbelt just south of downtown gets far more. Welded-seam TPO rewards owners who want reflectivity, a continuous welded surface, and better resistance to grease and chemicals around rooftop equipment. Whichever you pick, membrane thickness, seam quality, flashing details, and a regular inspection matter more to the outcome than the letters on the roll. Chemistry, seams, and the cool-roof math
The two membranes are built on different chemistry. EPDM is a cured, or vulcanized, rubber, which gives it its stretch and resilience, and it is usually ballasted with stone, mechanically fastened, or fully adhered to the insulation below. TPO is a thermoplastic, meaning it can be re-melted at the seams, and it is most often mechanically fastened or fully adhered. Both arrive in wide rolls, commonly 45, 60, or 90 mils thick, and on a commercial building the thicker the membrane, the more puncture and weathering resistance it carries into Buffalo winters.
Seams are the part of any single-ply roof most likely to fail, and this is where the two systems diverge most. EPDM sheets are joined with seam tape or adhesive because cured rubber does not bond well to itself, while TPO seams are welded with hot air into one continuous sheet. A properly welded TPO seam can be as strong as the membrane itself, which is a major reason TPO gained share on commercial buildings. The tradeoff is sensitivity to workmanship: a TPO weld run at the wrong temperature or speed can look sound yet peel later, and older EPDM adhesive seams can dry out and lift with age. Either way, seams are the first thing a qualified inspector probes.
Reflectivity is TPO's headline advantage. To earn an ENERGY STAR cool-roof rating, a low-slope membrane must reflect at least 65 percent of sunlight, and white TPO commonly reaches about 70 percent or higher, while black EPDM absorbs most of it. The U.S. Environmental Protection Agency reports that a cool roof's solar reflectance can reduce peak cooling demand by 11 to 27 percent in air-conditioned buildings, and, citing Lawrence Berkeley National Laboratory, notes a clean white roof reflecting 80 percent of sunlight stays about 50 degrees Fahrenheit cooler than a grey roof reflecting only 20 percent. In Buffalo, though, that number needs context. The region is heating-dominated with short summers, so the cooling savings from a white roof are smaller than in the South, and a black EPDM roof can absorb winter sun and help melt snow. Reflectivity here is a genuine tradeoff, not an automatic win for white.

Cold-weather behavior favors EPDM at the material level. Rubber stays pliable at low temperatures, so EPDM flexes with a building that expands and contracts through a Buffalo winter. TPO is a younger product; manufacturer warranties and industry guidance generally place a well-installed TPO roof in the 20 to 30 year range, and newer, thicker formulations aim higher. The National Roofing Contractors Association notes that local climate can change a roof's lifespan by up to 40 percent, so Buffalo's snow, ice, and freeze-thaw load will shorten any membrane that is thin, poorly detailed, or left un-inspected.
